WELL
The WELL Certification is a global rating system focused on enhancing health and well-being in buildings and communities through strategies that consider air, water, nutrition, light, fitness, comfort, and mental well-being. It is administered by the International WELL Building Institute (IWBI), aiming to improve human health and well-being through the built environment.
Air
Considering the importance of air quality, InterContinental Chiang Mai Mae Ping has targeted to achieve a high level of indoor air quality through diverse strategies that include source elimination or reduction, active and passive building design, and operation strategies, as follows:
To bring pre-cooled fresh air to all occupied spaces, the project installed the dedicated outdoor air system (DOAS) equipped with high-quality MERV14 filters to treat and remove airborne contaminants including PM2.5 and PM10 throughout the building.
Monitor annual levels of PM2.5, PM10, total VOC, carbon monoxide, and ozone to ensure that the occupants breathe clean air.
Selected the Low VOC building materials to reduce the level of toxic compound emission and demand for ventilation along with flushing out before occupancy to eliminate off-gassed.
Smoking and the use of e-cigarettes are strictly prohibited in the project, except for the designated smoking area.
3-meter-long in the primary direction of travel, entryway systems were installed at all the building entrances to capture dirt and particulates entering the building.
The outdoor air ventilation is designed by following ASHRAE 62.1-2010 standards.
All Air Handling Units are installed with UV lamps to help eliminate bacteria and fungus as well as reduce the spread of airborne germs.
All bathrooms, kitchens, and chemical storage were designed to be under negative pressure, together with self-closing doors to prevent interior cross- contamination.
Water
Concerning all aspects of the water quality, distribution, and control of liquid water in a building as well as drinking water quality, avoid damage to building materials and environmental conditions. The building has implemented the strategies below:
Water for human contact is verified for turbidity, pH, residual (free) chlorine, and total coliforms and monitored regularly.
All occupants, including staff, can access dispensers with good-tasting water that meets the WELL standard's chemical, organic, and pesticide thresholds and will be tested quarterly to maintain the drinking water quality.
Implemented a Legionella management plan to prevent Legionella colonization in recirculating hot water systems.
The project has installed dedicated outdoor air units (DOAS) to provide cooling and dehumidify outdoor air before entering the spaces.
All moisture-sensitive materials and equipment were kept dry during construction and stored in a weather-protected shelter or installed immediately upon delivery to the site.
For building operations, the project implements a moisture management plan that entails operational moisture management as well as leak and mold inspections.
Nourishment
The project applied the WELL nourishment concept to support healthy and sustainable eating patterns by increasing access to fruits and vegetables, limiting the availability of highly processed foods, and designing environments that nudge individuals toward healthier choices, as follows:
For all-day dining, at least four fruits and four vegetables have been placed at the beginning of food service lines at eye level to support fruit and vegetable consumption.
The number of calories in each standard menu item has been prominently displayed on menus, encouraging customers to make healthier food selections.
The total sugar content on each standard menu item is made readily visible, and food allergy signage is placed.
The project has a dedicated eating space for staff and a daily meal break of at least 30 minutes.
Projects located within proximity to supermarkets and farmer's markets that support better food choices for staff can improve their diet and lifestyle.
Light
Integrating daylight and electric light to create lighting strategies focused on human health, along with traditional requirements for visual acuity and comfort, can lead to healthier and more productive environments, the project used strategies as follows:
To provide adequate indoor lighting for occupants, in common areas, there is enough natural lighting; in guestrooms, the envelope glazing area is greater than 7% of the floor area.
All spaces were designed to comply with the illuminance thresholds in the IES Lighting Handbook, 10th Edition, and provide appropriate illuminances for occupants to enhance visual acuity.
To reduce excessive brightness contrasts and excessive quantity of light, the project specified all lamps that were classified with a Unified Glare Rating (UGR) of 16 or lower.
The project provides supplemental light fixtures to occupants, including hotel guests and staff, in all common areas and services upon request at no cost to satisfy the visual and circadian requirements of individuals.
Movement
The intent of movement concept aims to promote movement, foster physical activity and active living, and discourage sedentary behavior for both visitors and staff, as follows:
The project is in an area where public transportation is available.
The main entrance of the building has four qualifying transit routes within 400-
meter walking distance.
Easy access to the bus stops is provided by the free shuttle bus from the
Chiang Mai Airport (CNX), which can lessen the need for private vehicles and promote walkability.
At least 25% of all workstations allow for user-adjustable seating for both seated and standing work to support visual ergonomics for employees.
The project provided an external keyboard, mouse and monitor for user adjustability.
The project adequately provides no-cost showers, lockers, and changing facilities for all staff to support both active commuters and active occupants.
The project engages with a certified ergonomist, which is a systematic process that communicates information to ensure that adequate and feasible solutions to ergonomic risks can be implemented to improve the workplace for staff.
Thermal Comfort
The project aims to promote human productivity and provide a maximum level of thermal comfort among all building users through strategies as follows:
Maintaining thermal comfort conditions of PMV (always predicted mean vote) +/- 0.5 for at least 90% of regularly occupied spaces and relative humidity between 30% and 60% by adding or removing moisture from the air.
Monitoring and showing dry-bulb temperature, relative humidity, and air speed on display screens for most users in support of their health.
Desk fans and blankets are provided by the project for employees who have their workstations to increase personal thermal comfort.
Sound
The acoustical comfort of a space can be quantified by the overall level of satisfaction of an occupant in each environment. The project aims to improve occupant health and well-being as follows:
With a focus on the hotel's privacy, managing background noise, speech privacy, reverberation time, and impact noise between spaces to categorize each condition, the project's acoustic consultant offered solutions and measurement results.
Before occupancy, background noise levels were achieved at the WELL standard.
Interior noise sources can be controlled by selecting HVAC equipment with lower sound ratings and by designing a system to reduce sound within ducts.
Exterior noise can be controlled by providing sound reduction at the building façade, windows, and any exterior penetrations.
The project's acoustic consultant designed sound isolation and improved speech privacy following the WELL standard to reduce sound transmission.
Material
The project aims to reduce human exposure, whether direct or through environmental contamination, to chemicals that may impact health during the construction, remodeling, furnishing and operation of buildings through strategies as follows:
The project used materials with chemical restrictions by the WELL standard: lead, asbestos, mercury, chromated copper arsenate (CCA), and polychlorinated biphenyls (PCBs).
The project implements a mercury waste management policy, including strategies for waste collection and protocols to track and measure the waste stream.
The project employs an integrated pest management (IPM)-based management strategy for pest control, with low-hazard pesticide principles being applied to all indoor and outdoor areas.
Cleaning products used in the project contain less hazardous ingredients. Also implements the cleaning plan, the maintenance of a cleaning schedule, and program training for staff.
Mind
The project has the potential to positively impact the short- and long-term mental health and well-being of individuals of diverse backgrounds throughout a community, as follows:
For hotel staff, the project utilizes stress management and mindfulness education for all staff and gives quarterly hour-long presentations on tips to reduce stress.
The project offers occupants connectivity to nature. The design team has integrated natural elements throughout the entire hotel space, focusing on the common spaces and corridors and has made sure that there are views of natural elements throughout the space.
The hotel guest rooms feature stunning Lanna-inspired decorations showcasing such traditional crafts. The InterContinental Chiang Mai Mae Ping, a conversion of the prestigious that had long been at the forefront of Chiang Mai's hospitality scene for more than 30 years of operations, is blessed with a storied past.
Occupants have access to the landscape and garden from the first-floor common area, facilitating access to outdoor green and natural spaces that can support health and well-being.
The project provides a tobacco cessation program for staff at no cost.
Community
The project offers access to health services, inclusive and health-promoting policies, and a design that allows all people to enter, participate in, and thrive in a space, which can lay the groundwork for truly equitable, diverse, and healthy communities as strategies:
The project goal is to promote all occupants' well-being through the communication of the WELL features guide by installing prominent displays at the project and developing a website for all occupants, including guests and staff.
The project held a Stakeholder Charette during the design phase. As part of the charette, the attending stakeholders were provided a list of health and well-being goals, environmental goals following LEED and WELL certification, and hotel policies.
An emergency management plan was implemented including first aid kits, automated external defibrillators (AEDs), emergency notification system, etc.
There are specialized personnel that are updated annually and include roles and contact information of the emergency response team.
The project collects feedback from building users by establishing tools for understanding and evaluating people’s perceptions of indoor environmental conditions, wellness policies and health and well-being.
For staff, there are monthly digital communications between the leader and staff about health and well-being and quarterly education sessions.
Staff participate in volunteer activities for two workdays of paid time annually.
Projects contribute annually to a registered charity of the staff’s choice to match
